Frequently asked questions - landlords

How long will it take to find a tenant? 

We generally advise advertising the property 6-8 weeks before it is available. We would say that on average we would have a tenant moved in within 6 weeks. 

Should I leave white goods?

Generally tenants expect to have use of white goods during a tenancy and you as a landlord would be responsible for their upkeep. 

How much notice do I have to give if I want my property back? 

A tenant must be given the right of occupation for the first 12 months of any tenancy.  Thereafter should you wish to reoccupy or sell the property you will be required to give four months notice of your intention to do so.

What happens if there are issues with the tenant?

We will provide support and advice on managing tenant-related issues and handle any disputes that may arise, if instructed on a Full Management basis. 

Can I use my own contractors? 

Yes our management service is bespoke. Provided you have given us all the contact details for any contractor, we are more than happy to work with anyone that you choose. 

Can I let my property if it is leasehold? 

Yes, but you must provide us with any restrictions from your lease, such as tenancy length or pet policies.
