Frequently asked questions - tenants

How much will I need to pay before I move in? 

Before you move in you will need to pay the deposit, which equates to five weeks' rent and the first month's rent in advance.

Once I decide to take a property how long before I sign the contract?

This depends on how quickly we receive confirmation from our referencing partner and how quickly you provide all the information to them as a general rule we like to get this done within 10 days. 


Can I keep a pet?

You will need to declare any animals prior to viewing a property – currently it is up to each individual landlord as to whether they wish to accept pets – some apartment leases have a clause stating that no pets are allowed. 


Can I put up pictures?

It is always best to agree anything like this in writing – if you wish to add picture hooks, repaint or alter anything then please provide exact details in writing of any changes and we will then approach the landlord for their written agreement.  Often permission is granted provided the walls are reinstated prior to the end of your tenancy. 


What happens with my deposit at the end of my tenancy?

As a member of a government backed deposit scheme we are unable to release funds from the deposit to either party until you are in agreement at the end of the tenancy.  If agreement cannot be reached then the Tenancy Deposit Scheme have a free arbitration service that you can take advantage of.  It is important to check the inventory thoroughly at the beginning of the tenancy to ensure your agreement and that any damage is clearly noted. 


What time can I move in on the day I collect the keys?

Both the inventory need to be made and the smoke and carbon monoxide alarms need to be tested on the day you move in so the keys will not be available until 12 noon.
