Landlord information 

What do you need to do before a letting a property in East Dorset? 

1. Inform your mortgage company (if you have one).

Lenders need to know you are letting out property as they may have stipulations to the type of tenant. Please let us know if this is the case. ​

2. Inform your insurers

Landlords are responsible for insuring their building (if you have an apartment, this is usually through the management company) and their own contents. Most insurers have specific landlord policies. We can put you in touch with an insurance company for a quite, please just ask.

3. Inform your managing agent (if you have one).

Please provide Bevan Residential with any restrictions you may have within your lease if the property is leasehold. This could be length of tenancy, whether pets are allowed etc. 

Compliance

An EPC must be available to anyone viewing the property as a prospective tenant. Therefore it is important to get this underway as soon as possible. If your property already has one and is listed as a rating, please give details of when the EPC expires.

The remainder of the certification and legislation can be caried out between receiving an offer and the tenant taking up occupation. 

​

Statutory Requirements:

  • A landlord's gas safety inspection - annual certification required

  • An electrical installation condition report - ordinarily 5 yearly inspection 

  • Working smoke alarms on each floor of the building - tested on the day of occupation

  • A cardon monoxide detector where there is a solid fuel burning appliance, boiler or flue.

Good Practice:

  • It is also good practice to provide the tenant with a risk assessment for Legionella

  • Manuals and instructions for any appliances

  • A spotlessly clean blank canvas from which to start their tenancy.
