Canford Cliffs Village Area Guide for Prospective Tenants.

Canford Cliffs is an upmarket area of Poole with a distinct village feel so much so when you enter the signs say ‘Welcome to Canford Cliffs Village’ .



It incorporates the Dorset coast, known for its tranquil atmosphere and stunning natural scenery and is part of a parish that includes Sandbanks, known for having some of the highest property values in the world. 

A large proportion of the population of Canford Cliffs is affluent, mature professionals and retirees. According to the 2001 Census, 31.30% of the population is retired, and 44.42% are over the age of 65, which is substantially higher than the national average. The area is classified as highly affluent, with a large proportion of residents owning their homes outright.


The housing market in Canford Cliffs is characterized by its high property prices.  Incorporating a mix of both detached family homes and apartments, the former have an average price of well over a million pounds, with the overall average property price around £765,000 well above the national average​.  In the BH13 area, rental prices vary significantly based on the type of property. For one-bedroom flats, the average monthly rent is around £1000. Two-bedroom apartments generally cost between £1,400 and £1,800 per month. Larger family homes, such as three-bedroom houses, average around £2,500 to £3,000 per month, while four-bedroom homes can range from £3,500 to £4,500 per month. The area is known for its desirable location and often properties incorporate panoramic sea views, contributing to higher rental prices compared to national averages​​.


Canford Cliffs offers a mix of houses and flats, with a significant number of large, detached homes and luxury apartments. The area is renowned for its spacious properties and exclusive developments. Examples include multi-million pound homes and premium apartments such as a three-bedroom penthouse priced at £3 million​.


Canford Cliffs village provides a range of local amenities, including restaurants, pubs, cafes, an Oxfords Artisan Bakery as well as a newly opened Tesco Express and Rockwater Village and of course the Village Hall and Library.  Canford Cliffs Beach runs from Branksome Chine to Shore Road incorporating Flaghead chine and is known for its Blue Flag status, sandy cliffs, and picturesque wooden huts.  It is a popular spot for locals seeking a quieter alternative to the more tourist-heavy beaches of Sandbanks and Bournemouth​.


The village is also close to Compton Acres, a well-regarded landscaped garden offering over 10 acres of beautiful grounds, a café, childrens nursery and garden centre​.


Canford Cliffs is well-served by public transport, with several bus routes connecting it to surrounding areas. The nearest train stations are Branksome (1.6 miles away), Parkstone (2.8 miles), and Bournemouth (2.9 miles)​ with direct hourly trains to London Waterloo​. The area is also accessible by car, though parking near the beach can be limited on hot sunny days.
